Who Makes Simonton Windows?
Simonton Windows & Doors is part of Cornerstone Building Brands, a North American exterior-products manufacturer headquartered in Cary, North Carolina, which also makes Ply Gem windows. Cornerstone describes Simonton as a brand with more than 75 years of history and says its windows and patio doors are made in the USA.
Being part of a large manufacturer means parts and warranty service come from an established company. It also means pricing and product names follow corporate decisions, so we confirm the current series and glass packages when we write your proposal.
What Does the Simonton Warranty Cover in California?
For DaylightMax and Madeira, Simonton's residential Lifetime Limited Warranty covers the vinyl frame, the insulated glass unit and hardware for as long as the original homeowner holds it, with screens at one year. In California and the other western states listed in the warranty, residential coverage also includes labor and lifetime glass breakage, which Simonton does not offer in other regions.
Transfer: the warranty transfers once, to one subsequent homeowner. You must notify Simonton within 30 days of the sale using the order number on the window's label.
Coastal hardware: casement and awning hardware within two miles of salt water is limited to two years, which matters for some Bay Area homes.
What voids it: painting or staining the vinyl, high-pressure washing, and installations over three stories without written approval.
Rental and commercial buildings: these fall under a 10-year limited warranty instead.
Terms differ by series and region. Simonton's 5500 replacement warranty, for example, excludes labor and limits glass breakage to three years. We attach the exact warranty for your series to your proposal, and you can read the Simonton West product warranty yourself.
Do Simonton Windows Meet Title 24 in Sacramento?
Yes, when ordered with the right glass. Sacramento is in Climate Zone 12, where the 2025 Energy Code (in effect since January 1, 2026) limits replacement windows to a U-factor of 0.27 and an SHGC of 0.23. Replacing 75 square feet of windows or less allows 0.40 and 0.35.
Simonton offers Title 24 glass packages on DaylightMax, including ProSolar Shield Low-E for warm climates, and says Madeira can be ordered to meet California's current requirements. Some triple-pane Madeira configurations earned ENERGY STAR Most Efficient recognition in 2025. Glass choices for Sacramento heat
Dual-pane low-E with argon covers most Sacramento homes, because our summers favor blocking solar heat over extra cold insulation. Ask for the lowest SHGC on west and south walls. Triple pane or laminated glass earns its cost mainly for street noise, not for heat.

Simonton vs Milgard, Andersen and Anlin
Simonton competes most directly with Milgard, the other large vinyl brand on the West Coast. Both offer narrow and traditional vinyl frames, so compare installed price, the NFRC numbers for your glass package and warranty terms rather than brand names. Our Milgard windows page covers that line.
If you want a wood interior or a composite frame, look at Andersen windows, where we are an Andersen Certified Contractor. For a California-made vinyl window, we are an Anlin Certified and Authorized Dealer and can quote Anlin windows beside Simonton. We hold no Simonton certification, so we have no reason to steer you toward it unless it fits your house and budget.
Honest pros and cons of Simonton
The pros are a moderate price, vinyl frames that never need paint, Title 24 glass packages and, in California, a warranty that includes labor and glass breakage. The cons are bulkier frames than fiberglass or wood, fewer dark-color choices than painted fiberglass, and a warranty that is voided if you later paint the vinyl. Dark laminate frames also absorb more heat on a west wall than white or tan.

Last year, GVD did a complete demolition/remodel of a guest bathroom for me. This year they did a demolition/remodel of a master bathroom suite and a renovation of another guest bathroom. GVD transformed the old 1991 bathroom suite with a massive Jacuzzi tub, deteriorating shower, outdated tile, old lighting and plumbing fixtures, clunky cabinets, and worn countertops. “Superior craftsmanship, solid work ethic, excellent products - along with professionalism and friendliness….. GVD did it again! Last year, GVD did a complete demolition/remodel of a guest bathroom for me. This year they did a demolition/remodel of a master bathroom suite and a renovation of another guest bathroom. GVD transformed the old 1991 bathroom suite with a massive Jacuzzi tub, deteriorating shower, outdated tile, old lighting and plumbing fixtures, clunky cabinets, and worn countertops. It is now a lovely suite with a sleek soaker tub, modern plumbing and light fixtures, beautiful tile, gorgeous cabinets, a wall that is entirely mirror above the sinks, new windows and a new exterior deck door with screen. It has gone from a heavy, over tiled, bulky room to a lovely, light and airy, calm and inviting space. It is actually quite stunning. I can’t adequately describe how thrilled I am with all three of my GVD bathrooms and the entire remodeling experience. From the initial contacts with estimator Gary and design consultant Danielle to project managers Ross and Serge, it has been such a smooth and seamless experience.
