On a double hung window both the top and bottom sash open, and most models tilt in so you can wash the outside glass from inside the room. GVD Renovations & Remodeling measures, supplies and installs double hung windows across Sacramento and the Bay Area, with a detailed fixed-price proposal before any work starts.

A double hung window has two stacked sashes that each slide up and down on a spring-loaded balance system. The balances hold each sash at whatever height you leave it, and the lock pulls the two meeting rails together when the window is closed.
Because both sashes move, you can open the top to let warm air out while cooler air comes in at the bottom. Most current models also let each sash tilt inward, which makes cleaning and screen changes an inside job. For a deeper look at the parts and history of the style, see our guide to double hung windows.
Double hung windows earn their higher price in a few specific places.
Second-floor rooms. Tilt-in sashes mean nobody has to stand on a ladder to wash upstairs glass.
Evenings with the Delta breeze. After a triple-digit day, opening the top sash dumps trapped heat while the bottom draws in cooler night air.
Kids' rooms. You can leave the bottom sash locked and open only the top for airflow.
Older homes. Tall, narrow hung windows are part of the look of Craftsman bungalows and older Sacramento and East Bay neighborhoods, and grille patterns can match the original divided lites.
The right style depends on which glass you need to open and how you will clean it.
| Style | What opens | Cleaning outside glass | Best for |
|---|---|---|---|
| Double hung | Top and bottom sash | Both sashes tilt in | Upper floors, traditional facades |
| Single hung | Bottom sash only | Top sash from outside on many models | Ground floor, tighter budgets |
| Slider | One sash, sideways | Sash lifts out | Openings wider than tall |
| Picture | Nothing, fixed glass | From outside | Views and daylight |
A single hung window looks almost the same from the street but only the bottom sash moves, so it usually costs less and has fewer parts to wear. If the opening is mostly about the view, a fixed picture window flanked by double hung units gives you glass and airflow in one wall.
Double hung windows have more moving parts than single hung or fixed units, so balances and weatherstripping can wear over the decades. The meeting rail across the middle also interrupts the view a little.
The sliding sash seals are more likely to leak air than a casement, which presses against its frame when closed. On very large openings, a full-size sash can be heavy to lift. Tell us how you use the room and we will say plainly when another style fits better.
A vinyl double hung replacement typically runs $500 to $600 installed per window in Sacramento, including removal of the old unit and cleanup. Fiberglass, composite and wood frames cost more, and size, glass package and any stucco or trim repair move the final number.
Our replacement windows overview compares frame materials and their price ranges. Your proposal lists the exact window, glass and price for every opening, and the up to $750 off special applies to new vinyl windows.
We are an Andersen Certified Contractor. Andersen sells double hung windows from its 100 Series, made of Fibrex composite, up to wood-interior lines like the 400 Series. We are also an Anlin Certified and Authorized Dealer. Anlin's Coronado double hung window tilts both sashes in for cleaning and carries Anlin's Limited Double Lifetime Warranty, which the original owner can transfer to the next owner. Warranty terms differ by brand and series, so we hand you the exact document for the product you choose.
Dual-pane glass with a low-E coating is the baseline for Sacramento. The low-E layer is a thin metallic coating that reflects heat, so afternoon sun on west and south walls stays outside. Compare windows by the U-factor (insulation) and solar heat gain coefficient (SHGC) on the NFRC label; lower is better for both here.
Under the 2025 Title 24 energy code, replacement windows in Sacramento's Climate Zone 12 must have a U-factor of 0.27 or lower and an SHGC of 0.23 or lower. Replacing 75 square feet of windows or less allows 0.40 and 0.35. For how frame materials compare on heat, see our energy-efficient windows page.
ENERGY STAR estimates an average savings of about 13% on energy costs from replacing poor-performing windows, a national figure that varies by climate. That is a modest payback, so replace for fogged glass, drafts, cracked frames or sashes that no longer lock. If yours still open, seal and look sound, you can wait.
Windows are ordered to the opening, not to the old window. We measure width at the top, middle and bottom, and height at the left, center and right, then order to the smallest figure so the frame fits an opening that is slightly out of square. You never have to measure anything yourself.
A replacement (insert) window fits inside the existing frame and leaves your interior trim and exterior stucco or siding intact. A new-construction window has a nailing fin fastened to the framing, which suits additions and full re-siding. We use inserts when the old frame is sound and go full-frame when we find rot.
We measure every opening at your free in-home estimate and talk through frame, glass and grille options.
You approve a detailed fixed-price proposal, and we order windows custom-made to your measurements. Lead time is typically 8 to 10 weeks, or 10 to 12 for custom units, not counting delivery.
Our own trained crew removes the old unit and checks the frame for rot.
We set, level, flash and insulate the new window, then check that both sashes slide, tilt and lock.
We seal the exterior, finish the interior trim, clean up and walk through the work with you.
Spring and fall are the most comfortable seasons for the work, since each opening is exposed only while its window is swapped. Bedroom windows also have to meet California egress rules, and because only one sash of a double hung opens at a time, we check each bedroom opening at measurement. When a permit is required, we handle it.
We also handle commercial renovations. Tilt-in double hung units help on multi-story offices and apartments because staff can clean glass from inside, and sound-rated glass is worth specifying near busy roads. Commercial jobs usually need a permit and must meet nonresidential Title 24 rules, so we quote them after a site visit.

We install double hung windows across the Sacramento region, including Sacramento, Roseville, Rocklin, Folsom, El Dorado Hills, Granite Bay, Lincoln, Elk Grove and Davis. We also serve the Bay Area (Oakland, Berkeley, Concord, Walnut Creek, San Jose), the North Bay (Novato, Petaluma, Santa Rosa) and Lake Tahoe and Truckee. In hot inland cities, the glass choice matters most; in foggy coastal areas, frame finish and sealing do.
